  1. Site Area

No measured survey was effected but from the copy of title deed we note that the property extends to Eight Decimal Six One (8.61 ha) hectares. This equates to approximately 21.28 acres.

  1. Location

Tsavo East National Park lies in the districts of Makueni, Kitui, Taita, Taveta and Tana River. It is situated in the low semi-arid country at the eastern edge of the main Mombasa - Nairobi highway. It covers an area of about 12,000 square kilometres; about 40% of the Kenya’s total area covered by the national parks making it one of the world’s largest biodiversity strongholds.

  1. Tenure

From a copy of the Lease issued under the Registration of Titles act Cap 281 between Kenya Wildlife Service and ***** Luxury Eco Camps Limited the title is a leasehold for a term of 20 years with effect from 1st February 2008 at an annual revisable rent of Kshs. US 21,360/-

The lease above was transferred in 2009 t.

Should there be any legal documentation relating to the property of which we are unaware, it is possible that the valuation provided may be adversely affected. Any information of this nature that may become apparent should be forwarded to Knight Frank in order that the valuation can be re-assessed accordingly.

  1. User

 

From the copies of leases “The land and buildings shall be used as a Camp with a capacity of forty beds with staff and drivers quarters or as any other business which the landlord has given its consent.

  1. Services

a)         Water
This is from a sunken well within the subject property. The water is pumped to treatment plant having plastic tanks (3 No.) each 8,000 and (1 N0) 6000 lts. After final treatment the water is pumped to rooms.
Drinking water is bought from KWS
b)         Power

Electricity is supplied by means of Generators for common areas.
This is from 2 No. 28KVA Cummins and 15 KVA Nissan Diesel engine generators.

There are Solar Panels variously located within the built areas which are used for heating of water and lighting of rooms.
c)         Sewage.
This is to pit latrines.
d)         Fire precautions
During the course of our inspection, we noted that the property contained fire extinguishers.
e)         Roads
The access roads within the Park are laid in murram. The driveway and parking areas are earthen.

The internal foot paths are laid in Mazeras stones.

  1. The Plot

 

The plot has a gentle slope towards Voi River and its characterised with sandy loams.

The plot’s boundaries are generally unmarked.

The tented camp and other buildings are developed near the river leaving the rest undeveloped and covered by thickets and natural grass forming possible future expansion land. There are various strategically positioned electrical lighting along the foot paths and the compound.

Construction

Tents
The camp comprises of luxury tented camp site along and overlooking the Voi River.

The tents are supported on hollow steel framework with compressed sand plinths.
These A shower room having a mazeras floor is enclosed on one side.
Each tent comprises a verandah, bedroom which is basically a tent and a shower room with W.C. and wash hand basin.

The tents are well spread out and access to each is via raised mazeras walkways around the camp. Each has a solar panel and two batteries.

Others tents includes the following

Elephant view lunch area with Mazeras floor; this overlooks the waterhole
The Chui Bar area accommodating lounge and counter area
The restaurant with part Mazeras floor;

The Kitchen
This is in GCI walls and roof on timber framework. Floor is screened.
It accommodates kitchen and a store

Staff Canteen
This is similarly constructed to kitchen

There are additionally staff quarter comprising 12 tents and an ablution block with 2 WC rooms and 3 bathrooms, and the Drivers quarter comprising 2 tents

  1. Tenancy

 

The camp is managed by the registered owners.

  1. General Comments

 

This is a unique luxury tented camp built with the environment and eco-system in mind with the use of solar energy and minimal use of permanent materials.

It offers luxurious tents facilities comprising twenty one fully furnished en suites in the heart of Tsavo wilderness.The tents are set in rows facing the Voi River.

The property is located within Tsavo East National Park, one of the world's largest game reserves, providing undeveloped wilderness homes to vast numbers of animals and over 500 bird species recorded in the area.

The style of the lodge are tented camps with no fencing from the larger wilderness all meant to retain the park’s natural ecosystem. We have relied on the cost approach because the camp is currently not operating at an efficient level. The income approach would therefore have returned a distorted value.
